Domizil is a real estate template built for German brokers and agencies, not another US-style property layout.

WHY DOMIZIL

German listings have legal requirements most templates ignore. Domizil ships with them: the energy certificate fields required in online ads under § 87 GEG (certificate type, final energy, energy source, year of construction, efficiency class), buy AND rent with the right labels (Kaufpreis / Kaltmiete, service charges, deposit, commission incl. VAT), and German legal page templates.

• Four tested color palettes as shared color styles, a new palette takes minutes

• Mobile menu, restrained motion with reduced-motion support, pages under 1 MB

• Built properly under the hood: landmarks and one H1 per page, no skipped heading levels, zero axe violations across all nine pages, a real meta description everywhere, canonical URLs, sitemap, lang="de"

CONNECTOR-READY

The CMS schema is compatible with ImmoSync (getimmosync.de), an OpenImmo connector for German broker software. The template works perfectly without it; the connector removes manual data entry when you're ready.

SETUP

Replace the demo content ("Sonnenhalde Immobilien" — fictional), connect your form recipients, fill in the legal pages, pick a palette. The "Start here" page walks you through it. Legal texts are templates, not legal advice.
